With a heavy heart, I regret to inform you that I have taken down the Billboard Project. I've worked on this project for four months, pushing the boundaries and straining to get somewhere with it alone. But I've hit a roadblock and concluded that it would be wise not to continue.
For those who don't know, the Billboard Project was a campaign I started to follow in the footsteps of the Warrior Nun fandom. However, we only raised around $500 of our $7.5k goal in 3 months—not even close enough to purchase a billboard. I was willing to persevere and see it through, but when I contacted my bank, I received disheartening news.
GoFundMe has a policy that they cannot hold a fundraiser's money for longer than a certain amount of time, so the organizer has to set up withdrawals by their deadline. My deadline was fast approaching, and I did not feel comfortable depositing the funds into my personal bank account, so I attempted to open another account.
This account would solely be for the billboard money. However, my advisor insisted I seek legal advice due to legal and financial challenges, such as the possibility of being sued and/or tax complications. I cannot afford legal advice, which only heightened my anxiety about being in charge of other people's money.
Under no circumstance am I comfortable withdrawing the billboard money into my personal account, and the stress of doing something, anything, wrong by my supporters is too much. I have deleted the GoFundMe, and they should refund all the money our supporters have donated as per their return policy.
TLDR: GoFundMe is insisting I withdraw the money by a specific date. I need legal advice to open a bank account specifically for the billboard. I cannot afford legal advice, and I feel uncomfortable depositing the money into my personal funds while we wait to have enough for a billboard. Handling people's money has been giving me debilitating anxiety, so I will not be moving forward with the Billboard Project.
But this doesn't mean the end of #saveinsidejob. There is a silver lining to all of this. Now that I am not stressing about other people's money, I can focus more on building community. We're currently working on a website that will include information about Inside Job, the movement, and blog posts. We will announce our raffle winner and plan some events soon!
And suppose anyone in the future takes on the responsibility and risk of raising money for a #saveinsidejob billboard—in that case, the #saveinsidejob team will be more than happy to support them as long as they're trustworthy! However, even though having no financial support is disheartening, free activism can be just as if not more influential! Keep using the hashtags and staying informed!

Looking for a small rural village or town in Ohio, within an hour-ish drive of Columbus or Cincinnati (and not on a route that would be a terrible commute). Things I’m seeking:
- houses (with ~an acre or more of land) in the $150k range
- near bike paths, preferably somewhat flat topography
- in a county with lower taxes (local, sales, income, property)
- good public schools
- family friendly. A place where you see kids running around outside, walking around town with friends, etc
- safe, not high crime
- low cost of living
- reliable internet
Bonus points:
- within 30-ish minute drive of a Mennonite church
- walkable/bikeable within the town/village (I.e. most things can be had without needing to drive to another town/city on a regular basis)
- a grocery store in the village/town
- some level of racial diversity (will be adopting in the future and their race is unknown)
- if there is a college within 30 minutes
- if there is a nearby hospital
- doesn’t get a lot of tornadoes or flooding
We enjoy spending time outside (bike, backpacking, hike, camp, kayak), going to the library, participating in community events and festivals, walking around downtown, parks. Want to have a small homestead (garden, chickens, etc). Looking for a community with charm and welcoming people. Perhaps some community events throughout the year. Let me know of any nonprofits doing neat things! Enjoy volunteering for things related to foster youth, special needs, public health, habitat for humanity, animal welfare.
We don’t drink and mostly eat at home, so those things are not important to us. Not needing a place with nightlife.

I've scrimped and saved what I can on the company pay which I am about half way through on. Following this I will move to the government prescribed rate of 172 pounds a week and then face no income at all on the last 13 weeks of SMP. It is with a heavy heart my hubby and I are finishing calculations and agreeing that bar annual leave and KIT days, I will not be able to do my full 52 weeks to which I am "entitled" (big sarcastic emphasis there!!!) We just can't continue on one sole income and we are not entitled to benefits or universal credit due to his earning. We walk a fine line!
I am confused by a number of things however which I have asked my HR department about and never really got full answers on before having to go in for an emergency C section (heck, their agreed dates of work and leave came to my inbox while I was in the hospital!!!) The policy says I am entitled to a flat rate of prescribed earnings on SMP, 172 a week, but I think on order to do a financial plan properly and know what kind of deficit we might be facing on income, I would need to understand the net rate paid into my account each month (paid weekly, all sent to account monthly AFAIK.)
"Flat rate" to me means a minimum rate of 172 but this seems not to be the case. I believe national insurance and tax is still taken off this meagre amount, but how do I know how much?? As far as I know, this is not proportionate in comparison with a full salary net wage. I had thought I was not even earning enough at this point for tax to be taken off!
Is this the case for all people on 172 a week and if so, why is there not a maternity calculator on the gov site to help calculate 4 weekly or 5 weekly net pay for the month? I have searched tax calculators but they all want to know the monthly pay before breaking it down further, which is what I want to know in the first place .
Bit confused!!
Pension stops on SMP I am not currently paying childcare and have no student loans. Can anyone help me work out what I will receive on my account a) weekly and b) monthly?

Hello UKPF! I'm not sure if this is the right subreddit, it may be relevant to Legal Advice too, but here is as good a place as any to start. I won't be taking anything here as gospel and I would also greatly appreciate recommendations of tax specialists you've used before who may be able to help me.
I work part time for multiple employers here in the UK - I am also a citizen of the UK and reside here permanently (i.e. tax resident) and own 1 property here (though don't think this part is relevant).
In the future, I would like to live or work abroad. I can sustain all of my outgoings right now with only 1 job and I would like to investigate making myself more tax efficient for the future. One of the things I am thinking about is the implications of setting up a LTD Company to contract through, in another country, such as Cyprus (which is where I'd like to live in the future).
If I had one income paid solely into this Cypriate LTD company and did not withdraw any money from this company, would I have to pay any UK tax on the income this company makes? Would I have to pay UK Income Tax at the point I start to withdraw the money - because the work was performed in the UK - even if I'm not living in the UK when I begin to withdraw said money?
I don't intend to do anything different with the income I'd use to survive here in the UK. I'd continue paying my income taxes, NICs, etc. This income is PAYE and would continue to be so.
I hope what I'm asking makes sense, and thanks for any advice.
Edit: I've found this online, my understanding is that I'd therefore pay Corporation Tax on everything but if I didn't take salary or dividends, I'd pay no additional tax (in the UK at least)

TL;DR: A Singaporean’s comparison and experience of living in Bangkok, AMA. Recently seen a lot of posts about moving from Singapore to another country and thought I would share my own experiences about moving from Singapore to Bangkok and some pros and cons of each location.
Please kindly take note that this is all from my personal experience and knowledge and may not apply to everyone.
Background: I (30M) first experienced living and working in Bangkok due to an internship. The internship was mandatory but the location was not specified. I chose Bangkok having never lived there before and ended up liking it so decided to do another internship in Bangkok the following year. After completion, I managed to land a full time job in Bangkok and have been living in Bangkok for 7.5 years now. I am in the hospitality industry.
Visa: In order to stay legally in Thailand, you’ll need to be on the proper visa. You could come in on visa exemption and then do visa runs, but in the long run, it is not a viable option especially since immigration is cracking down on visa runs.
I have listed essentially the easiest visa’s to obtain to live in Thailand legally.

Non-Immigrant B: Get hired by a company in Thailand, where they will issue you with a work permit and you are allowed to legally work in the role that is written in the work permit. The visa will be valid so long as you are employed.

Non-Immigrant ED: Enroll into a language school to learn Thai or join a Muay Thai gym. Typically the visa lasts for a year. Working on this visa is illegal.

Non-Immigrant O-A & O-X: Retirement visa, you need to be 50 years and above. Working on this visa is illegal.

Non-Immigrant O (Thai Spouse): Get married to a Thai national. The visa is valid as long as you are legally married. Working on this visa is legal.

Elite Visa: Essentially a paid visa that allows you to stay legally from 5 years up to 20 years. The price starts at THB 600K (one-time fee) up to THB 2M. Working on this visa is illegal.
Work Opportunities: From the above mentioned visas, I only have experience with the Non-Immigrant B visa as I am employed in Bangkok. I may decide to change to the Non-Immigrant O (Thai Spouse) visa when I get married to my Thai partner next year.
Getting employed in Thailand is a route that a lot of people choose when first deciding to move to Thailand. There are essentially 2 options that someone could choose:

Employee: Get hired by a Thai company. There are a list of prohibited jobs for foreigners in Thailand such as hairdresser, Thai massage, tour guide, legal services (you can be a consultant though). Legally there is also a minimum salary for foreigners to earn. For Singaporeans, the minimum salary / month is THB 45K however there are also loopholes in order for employees to avoid paying this much. This minimum salary does not apply to teaching. Some of the most popular jobs for foreigners are in education (teacher), tech, marketing, consulate / embassy, diving instructor, hospitality and work for an MNC.

Business Owner: Opening your own business is another way to work in Thailand. The most popular registration choice for foreigners is to open a limited company. You will only have ownership of 49% of the company, and the remaining 51% needs to be owned by a Thai person. Many foreigners will put the 51% in their Thai spouse’s name. It is also possible to have 2 Thai’s own the 51% (25.5% each) so that the foreigner still has majority ownership. You can also then apply for a work permit however need to have four Thai workers per foreigner employed and THB 2 M in capital.
Salary & Income: In general, the salary in Thailand is significantly lower than in Singapore, however the cost of living is also more expensive. My first salary in Bangkok was gross THB 45K / month, take home pay was around THB 38K. That is roughly S$1,500. I lived a mostly Thai lifestyle, with little to no savings each month. Thankfully I am now on a salary higher than if I was in the same position in Singapore. I would advise that a salary of THB 50K / month is the minimum that any Singaporean should be willing to take in order to move to Bangkok. Anything THB 100K / month and you’ll be able to live comfortably on a mixed of local + foreigner lifestyle so long as you have no kids or don’t intend to send them to international school.
The best is if you end up on an expat contract and you will have your basic salary (usually paid in USD) + housing allowance + yearly flight tickets back home + international school fees for your kids paid for. Obviously this is subject to the company but I have heard of people also getting transport allowance, grocery shopping allowance, company car and driver, live-in maid, etc.
Working Life: Tasks in Singapore get done. And they get done fast. Singapore is efficient and as much as Singaporeans love queuing (for food), they also don’t like waiting. However, working in Singapore can be very competitive. The so called ‘rat race’ starts the moment you enter working life. Depending on the industry, overtime is often expected. The “kiasu” mentality in Singaporeans often causes the over-competitiveness at the workplace.
Working life in Thailand is quite the opposite of Singapore. Thai employees generally take things slower. Decisions that can be made in 1 day in Singapore, can take 1 month in Thailand. Many Thai workers just want to do their 8-10 hours a day, grab a beer after work, go home to sleep and then repeat the next day. Thai employees are also generally less competitive compared to Singaporeans, thus as a Singaporean working in Bangkok, I am able to stand out amongst my Thai colleagues and was able to progress much faster in my career compared to if I was working in the competitive Singaporean environment. In Thailand, “saving face” is very important especially at the management level. The practice of “saving face” is not something that many westerners understand and are used to, thus is often a disadvantage to them.
Condo, Apartments & Houses: To be honest, I cannot speak about the Singapore property market and prices because I have no firsthand experience. I have never bought or rented any property in Singapore before. I can only share the prices in Bangkok for you guys to compare.
In Bangkok, a typical 1 bedroom condo (30 SQM to 35 SQM) can be found for THB 10K (S$388) to THB 15K (S$582) per month. These condos are typically within a 10 – 20 minute BTS/MRT ride into the city center. The further out you go, the cheaper condos are. Alternatively, the closer you are to the city center, the more expensive the condo’s get.
Local apartments are even cheaper and can be rented under THB10K per month. Some apartments even have rooms for rent that are THB 3000 (S$116) per month, however the room is usually quite small (20 SQM), has no kitchen, sometimes no hot water, sometimes no AC, and is in a very local area of Bangkok. It is literally a room with a bed and a bathroom inside.
There are also houses for rent in Bangkok. There are 2 major types of houses: the first are standalone houses and the second are called townhouses (essentially a house in a gated community). These can range from THB 25K (S$970) to more than THB 100K (S$3880) per month depending on the size, location, age, etc.
Alternatively, if you decide to, foreigners can also legally purchase condos under certain regulations. Every condo has a foreigner quota which essentially every condo need to be 51% majority owned by a Thai national. So if a condo has 100 units, minimum 51 units need to be owned by a Thai national. If the current condo only has 50 units owned by a Thai, then a foreigner is unable to purchase a unit in that condo project until 1 more unit is owned by a Thai. Condos can be bought starting from THB 1M (S$38.8K) to THB 100M (S$3.8M) depending on the size and location.
Owning land in Thailand by foreigners is not allowed. There are some ways and loopholes of getting around it such as setting up a business in Thailand. Lots of foreigners who marry a Thai national end up putting the land under their partners name and by getting a usufruct / right of superficies, it protects the foreigners in the sense that their partner would be unable to sell the land without the permission of the foreigner. It is honestly quite complicated and I personally went through this route.
The townhouse that I purchased cost around THB 12.5M (S$485K) and is roughly 250 SQM (2690 SQFT), with 4 bedrooms and 4 bathrooms, with a decent sized garden and garage large enough for 2 cars. It is in a good location (not in the city center) with a 20 minute drive into the city center. With S$485K, I am not sure if you could even buy a 2 or 3 bedroom HDB in a not so desired district in Singapore.
Food: Singapore has hawker centers while Bangkok has street food. Street food in Bangkok is cheap, usually starting from THB 40. Singapore hawker centers are relatively affordable although there have been a significant increase in prices over the past couple of years. There are also a wide variety of eateries from food courts to Michelin Starred restaurants, with lots of different types of cuisines in both cities. Prices in both cities can range from cheap to crazy expensive, so it really depends on what kind of budget and lifestyle you have.
Cost Of Living: It is well known that Singapore has an expensive cost of living, while the cost of living in Bangkok is cheaper. It is not S$1 for a one beer kind of cheap, but it’s definitely cheaper than Singapore. I have not lived in Singapore for the past 9 years so I am not in touch with the current prices in Singapore. So I will just share the prices in Bangkok.
Gym memberships in Bangkok are usually around THB 1000 (S$38) to THB 1500 (S$58) a month. A foot / Thai massage cost THB 250 (S$10) to THB 350 (S$13) per hour, a ticket in the cinema is about THB 250 (S$10). A drink in a bar is around THB 150 (S$6) to THB 250 (S$10) depending on the type of establishment. I could go on and on but in generally most things are cheaper in Bangkok than in Singapore.
Transport: -
Public Transport: Public transport in Singapore is reliable. Living in Singapore, it is generally convenient to take the bus and MRT for transport.
In Bangkok, if you live in the city center you will have no issue using only the BTS & MRT to get around. Buses are not reliable due to the sheer amount of traffic. Alternatively, using motorcycle taxis are also a viable option for short to medium distances. If you lived in the suburbs or even other provinces such as Chiang Mai & Phuket, you’ll either have to buy / rent a car or motorcycle, use Grab or a songthaew (shared pickup truck).

Motorcycle Ownership: Purchasing your own motorcycle is also a popular option. A new Honda Click 150 can be bought for around THB 61K (S$2.3k).

Car Ownership: The cheapest first hand car in Singapore is roughly around S$80,000 to S$90,000 (THB 2M to THB 2.3M). On top of that, Singapore’s COE in May (1st bidding) for CAT A closed at S$101,001 (THB 2.5M).
In Thailand, cars start around THB 500K. An entry level Mercedes Benz A-Class will cost around THB 1.9 M (S$74,000). Cheaper cars in Thailand do come with a price and that is the traffic in Bangkok. During peak period, expect your 15 minute car ride to extend to 1 hour or even more depending on your location within the city. Traffic in other provinces is generally much better compared to Bangkok.
Social Circle: In Singapore, you generally already have a group of friends that you met since high school / university / army (for guys).
Unless you have family or friends already living in Thailand, you’ll need to start from scratch. The easiest way to make friends is usually from your workplace. Another popular option is to use apps such as Meetup.com and Tinder for dating. Some may find it hard at first to make friends with Thai people due to the language barrier if you do not speak Thai and they do not speak much English.
Language: In Singapore, English is widely spoken. Mandarin Chinese, Tamil and Malay are also used. It is easy to communicate with 99% of the population.
In Thailand, English is not widely used by everyone especially in the areas where there are no/less tourists. Signs (food, road, etc) can often be only written in Thai.
Domestic Travel: Unless you consider taking the MRT to Sentosa domestic travelling, Singapore does not offer much domestic travel. In Thailand, a 1.5 hour plane ride can take you to Chiang Mai, Phuket, Koh Samui, Khon Kaen, etc. While a 2 hour car drive can take you to Pattaya, Hua Hin, Kanchanaburi, Ayutthaya, etc for quick weekend getaways. Singapore however, is a major hub in Asia and many international flights use Changi Airport as a hub. I also personally prefer Singapore Airlines to Thai Airways.
Safety & Crime: Singapore is generally extremely safe. Chances of you getting robbed by knife are slim to none. In Thailand, it is also generally safe. Be smart and do not put yourself into dangerous situations and you’ll generally be fine. I have never gotten pickpocketed or robbed or scammed or anything of similarity over my years of living here.
Government: This is the topic that I prefer not to talk about. In short:
- The Singapore government is stable.
- I have no comment regarding the Thai government, except let’s see what happens in the next couple of months.

Economics:
I believe we should replace capitalism with a centrally planned economy where all state industry and public utilities are micromanaged by a self-learning AI. The AI would be programmed, and trained by Marxian and Keynesian economists to understand basic economics, and would be fed data on economic trends so it could accurately predict and avoid recessions and shortages. The AI will also be educated on Marxist philosophy, so it doesn't make economic decisions contradictory to Marxist ethics. All private business would be made illegal, except for heavily regulated worker co-operatives which are partly owned by the state. Worker co-operatives will only be allowed to produce luxury goods and non-essential products.
For an example of how this system works a strong central bureau, with the help of the previously mentioned AI would be in charge of agriculture, housing, healthcare, construction, mining, electricity, telecommunications, education, retail, distribution, banking and finance. Worker co-operatives are allowed to start businesses under this system in any business sector not mentioned previously. However, the worker co-operatives must sell their products and services through government owned stores or other government owned channels, and the government legally owns 10% of the business. Which means the government takes 10% of the profits the worker co-op makes, in addition to any typical taxes the government already collects. Manufacturing is split between state industry, and worker co-ops. The state should be exclusively in charge of manufacturing firearms, pharmaceuticals, chemicals, textiles, metals, paper products, and plastics. There should be a public option for cheap government made environmentally friendly cars, and computers. But worker co-operatives should be allowed to create luxury alternatives. These alternatives have a luxury tax applied to them to subsidize the public options, and keep them competitive with the worker co-ops.
Social Policy:
I am a staunch atheist, and believe in a strong separation of church and state. Churches should have to pay property taxes, and if a government official's religion gets in the way of serving the public they should be removed from office. Religions which openly oppose gay marriage, trans rights, and abortion should be made illegal and the practitioners of these religions deprogrammed. Needless to say I support gay marriage, and trans rights. I support abortion for any reason up to 28 weeks. I also support abortion in the third trimester for rape, incest, birth defects, and for teen pregnancy. I am a sex-positive feminist, and I support the Me Too movement. It should be easier for women to come forward, and it should be easier to convict those accused of sexual violence. I am a big supporter of hate speech laws similar to the ones in the UK, and think Critical race theory should be taught in schools. Hate-groups should be illegal, and their members arrested by the state. There should be more oversight, and accountability for police officers. We should centralize and standardize police training, because trusting the states to determine how police are trained is how we got so many racist and unprofessional cops to begin with. There should be a new government agency to deal with police brutality cases, and investigate them independently of our existing court system. I support marijuana legalization, and non-violent drug offenders should be let out of prison. I support the death penalty for rape, murder, and treason. Those sentenced to death should have the right to choose how they die within a year of their conviction. Their options are hanging, firing squad, guillotine, and gas chamber. Convicts sentenced to death should be allowed one appeal, and have a year from the date of their conviction to prove their innocence. I also support legalizing prostitution, and gambling for adults. Puerto Rico, Guam, Washington DC, and indigenous reservations should be granted state-hood.
Foreign Policy:
I support Ukraine, and condemn the Russian invasion. I think the United States military should liberate Crimea, and enforce a no-fly zone over Ukraine and the Bosporus. The United States should send weapons to, and help training the Combat Organization of Anarcho-Communists to help overthrow Vladimir Putin's regime in Russia. I believe the United States should have friendlier relations with the People's Republic of China, and stop supporting Taiwan. Currently, I see NATO as a necessary evil for as long as Putin remains in control of Russia, but NATO should be disbanded if Russia ever collapses or if the current government of Russia is overthrown. I support the United States lifting the embargo on Cuba, and lifting sanctions on Venezuela. The United States should pay reparations to Cuba, Vietnam, and Venezuela for it's actions against those countries. I support the Kurds, and believe Kurdistan has the right to exist as an independent country. I oppose Saudi Arabia's invasion of Yemen, and consider it a genocide of Shia Muslims. I support Palestine, and consider Israel an apartheid state. I believe Israel is committing genocide against the Palestinians. I support the protestors in Iran, and the brave women of Iran who are standing up for their rights. I also support North Ireland rejoining the south, and an independent Catalonia. I am against North Korea, and see them as red fascists who misrepresent Marxism. The same way Pol Pot's Cambodia was an authoritarian nationalist state which misrepresents Marxism. I also believe socialist states with the military capabilities to do so should lead a world revolution in militarily and economically weaker capitalist countries, and do more to support Marxist movements abroad.
Other:
I am a staunch environmentalist, and support transitioning away from fossil fuels. I think it'll take a combination of nuclear, solar, geothermal, and tidal power to replace fossil fuels. All developed countries should be building carbon capture systems, and there should be an international effort to clean our oceans. Using technology to reverse the damage humanity has done to the environment since the industrial revolution is very important to me. We should also be having fewer children, as I believe overpopulation is a large contributor to climate change. Fortunately, I believe the west is very close to, or already has, stabilized its population growth. One of the biggest reasons, but not the only reason, I believe birth control is a fundamental right and every country should have common access to birth control. I do eat meat, but I believe we need to do more to regulate the treatment of animals, and make sure livestock is killed humanely.
I believe Marxists should participate in national elections in western countries, and need to do more to build support in marginalized communities. In America, Marxists need to help socialists in the Democratic Party get elected, if there are any. Otherwise, we should be voting third party for Marxist candidates if there aren't any prominent socialists on the ballot in the Democratic Party. Liberals and Neo-Liberals aren't part of the left or our allies. Never forget what the Liberals did to Rosa Luxemburg. That being said, I do believe in leftist unity, and Marxists should work with socialists and anarchists to work together to defeat capitalism. We also should show our support for Marxist revolutionaries in the third-world as best as we can.
I believe scientific advancement is a corner stone of a Marxist society. We cannot achieve a stateless society until we've developed an Artificial Intelligence sophisticated enough to run society without human interference, and Marxist societies should invest heavily in computer science, and technological advancement to create a self-aware AI to run society, and true communism cannot exist before we achieve the technological singularity. I am also a transhumanist who believes we should allow designer children within a socialist society to improve the general health of the species by eliminating genetic diseases. I also believe humans could be augmented in the future with computer implants that connect to the internet, bringing humanity closer together. Also, a Marxist society should heavily invest in space exploration so that eventually the vast majority of humanity can live in space. As an environmentalist, I believe this is the best thing humanity could do for the planet.

| 1) They got an FHA loan and then (like always, the lender sells the loan to either the state as in most USDA loans or another mortgage company) 2) She is not even on their mortgage or the deed! (Mobile County records are open to the public) 3) $1,500 in rent will not get you the same as a $650 mortgage payment! 4) HER HUSBAND was approved for their home loan back in March (30th) 2018. 5) the housing market, requirements, interest rates, etc are VERY different today than in 2018. 6) most sellers will not pay closing now bc of such a high demand for buyers! 7) even in Alabama, there isn’t much available under $250k and even with 10k down and 5-6% rate that’s damn near $2000 a month! 8) but it’s ok bc she’s MT! 9) let’s also not forget they bought a raggedy ass old house that most people say looks more like a rundown double wide than an actual house, out in podunk South Alabama back in 2018 for $131,000k and they were given the $ for the down payment of $5k lol. 10) mini Tot also filed and got a homestead exemption for their property and house. So he only pays about 1/2 the actual taxes due on it each year. Bc they appraise it for WAY less than ‘market value’ ($138k is the appraised value now) when you have a homestead. 11) not to mention that the market is over saturated with more buyers than sellers-STILL and the demand has gone far above the supply so there are NO HOUSES FOR SALE! 12) the credit score and income requirement are much different now. 13) she said THEY qualified for the loan bc they made $102k a yr COMBINED… Funny bc SHE IS NOT ON THE MORTGAGE OR THE DEED! Wanted to shared my experience so maybe others can learn as well.
Due to housing market condition I am kind of forced to rent our my house unless I sell it in a loss. I had booked a pre-con last year and closing soon.
I decided to find tenants myself before I hire any agent. I put in my ad, first 2 days and found a family willing to see the house.
The family came in, loved the house, honestly we liked the family too. They connected really well with us. We spent good few minutes talking and laughing with each other. Soon after they left, they sent me all the docs: - cred reports - employment letters - previous land lord references
Next day I called up employers - checked out good for one. They were not making too much income but they could get by if they did well managing their expenses.
Landlord reference was good as well.
One of the employment letter was from January and I wanted a recent one. Upon calling their employer, they sent me the process of verification and required the employee to sign a form etc with the employer sent me.
From this point onwards, there were multiple back and forth conversations on how things are OK but I still need that employment letter for which they kept saying they will sent it later tonight but that night never came.
2 weeks later, the family called and scheduled a date and time to sign the lease. I agreed upon the condition of giving me an updated employment letter and the forms required to sign. But I won't be able to sign the lease until I get the employment verified.
They came over, they signed the lease, they even gave me a deposit to which I refused but they just EMT'd me via email and it got autodeposited. Again, fun conversations good family vibes etc etc.
I asked where are the documents I wanted - I got "oh its not in the envelope?"... and at that point I mentioned to them, no lease until I get those verified. They said ok and left.
2 days later, I followed up - they said will send me later tonight.
Next day, I received a msg "send me the signed agreement not sure why the employment doc has anything to do with the agreement". I said let's have a call and they switched their phone off. At this point, I knew this was a big mistake.
Next day I called them and said we aren't proceeding, let me know how I can give your deposit back. Their voice raised, got comments like " withholding documents, it's my right to get it, you wasted our time etc." And she hung up saying keep the cash, will get it thru court.
Got a call from one of them a couple hours after to schedule to pick up cash.
Btw, I have a good friend real estate lawyer and an agent who I contacted and was told I was well within my rights. But since this was all my first, it was definitely nerve wracking!
This person got the cash at local McDonald's via one of my friend since I had other commitments. I drove back home, and this family was on my driveway waiting for me to create a scene. Screaming on top of their voice, swearing and what not. I asked them to please take whatever legal actions you need to take but please get off my Property.
Eventually they left, a couple hours later got a call from a constable (I was super nervous), told him the full situation and he said I did nothing wrong, everything given to me was volunteerly given, there is nothing I am witholding, if they come again to let him know, he told me at this point even if they start defaming or commenting stuff on your ad they could be arrested.
This was a hell of an experience trying to find good tenants. After What I went thru, I cant even imagine what these tenants would have done if this deal went thru. I felt, there documents were maybe forged or something.
I keep seeing posts about bad landlords and not following legal process, but that is also applicable for tenants. I just felt, some tenants have this belief that they are blindly supported by tenant board regardless of what they do. As far as my situation goes, I am OK to pay extra month or two Mortgage payments (which is super high :( ) to find good tenants and I'll be hiring my friend agent to list and perform background checks.
Honestly from now on, even a single red flag is big no for any tenant for me after this experience.

This obvious mistake leads to avoidable missteps in life. It is still all too common.
When my Grandfather passed away, I inherited a house in the mountains. The view was breathtaking. It had a sweeping vista of infinite pine trees. The place was nowhere near as large as the properties surrounding it.
It was a summer home for him and my Grandma. The interior of it contained many of his items. This included tobacco pipes, cabinets of obscure teas, and cupboards of whiskey bottles.
One Saturday evening I went through the attic and found a dozen stacks of boxes. The majority of them remained unlabeled. Several contained pulp paperbacks and stacks of old photos. Towards the end of his life, he gave up his old pastimes of hunting and fishing. He stayed at home and watched old game shows instead.
I tried to clean the roof space in one day. I found myself unable to complete it before tiring and going to bed.
The next morning I resumed the activity. It was no longer about trying to declutter the area and fill it with my own possessions. It was now a way to learn more about the man.
All I knew about his reputation was how he had served in World War II. My family told me how he was as short on words as he was on patience.
I found an old newspaper article, dated 1983. There were other period pieces around it. The topics varied. This included the US invasion of Grenada and the debut of Cabbage Patch Kids dolls. A device known as the mobile phone received a mention.

I was much younger then, about your age. I lived at the boxing gym and had dreams of going pro. Of course that didn’t happen, but when I wasn’t training I was drinking and doing stupid things that young men do. Bar brawls I didn’t deserve to get away with but somehow did. My mother watched a lot of game shows. Without my knowledge, she submitted my name for consideration to become a contestant. She thought it would make me a better person if I had some kind of hope for helping the family. One besides crushing peoples noses for a living.”
“How did she hear about it?”
“I have no idea. I wish I asked her.”
“How did you find out you were going to go on?”
“Back then, everything was a phone call, so that’s what we got. They flew me out there, I took a taxi to get to the set. It was not a traditional studio. The place was closer to a factory with a fake space ship built inside of it. In the center of the room was a neon triangle with the same spaciousness of a house.”
“How was the game played?”
“Before it started, they told us to write down three things we were good at. I put boxing, organizational skills, and running. Daisy listed hers as poker, math, and long distance swimming. Roy - that was his name, the person in the picture you showed me - put outdoor survival, shooting, and cooking. We would stand at each point of the triangle. We’d get asked a question by the host, and we had three minutes to answer it. If we got it right, they gave us a reward being able to attack one of the other two people using the skill sets we put down. The goal is to make the other two quit by getting enough questions correct. Of course, we went into the game blind to the rule set. Otherwise I may have chosen the most aggressive ability imaginable. Roy won because he chose aptitude with a firearm, which trumps any martial art, whether I like it or not.”
James lifted his pant leg and showed me a scar above his knee.
“At least he was kind enough to not make it a fatal blow,” he said.
I showed him the words written on the back of the newspaper clipping. He shrugged and told me he was unaware, dismissive of it as someone’s scrapped note.

“Two last questions,” I said. “Do you know what happened to Daisy, if she’s still alive? Also, do you recall the address of the place where they filmed the game?”
“I wrote to Daisy twice a year before she vanished. We did have one conversation over the phone, and she told me that bad luck was going to follow the losers of that pilot. There was no media coverage about her passing that I ever saw. As far as the location, sure. I wrote it down in a journal I kept with me even when I traveled. I used to keep track of my workouts and diet regiment back then. Let me grab it.”

I passed the ruins of the old LA zoo on my way to the spot. I contemplated how the sight I was about to take in could not get any stranger. I was wrong.
The building was five stories, but the front only had a trio of stained glass windows. Bullet holes surrounded the casements. The place had a nave roof and flying buttresses on both sides. Multi-colored graffiti littered the outside.
It sat in a neighborhood filled with homeless people who slept on benches.
I went there mid-afternoon. I approached the front and found two locked doors. I scaled around back. I stepped over heaps of trash in the process, and saw an opening in the form of a hole large enough to crawl into.
A surge of adrenaline hit me me as I belly crawled through. I was taking a bet on how there were no cameras, guards or residents who would make a scene out of my trespassing.
It is amazing the rules one will bend for the sake of new content on social media, I opined as I made way into the space.
I turned on the flashlight of my phone and saw nothing but an enormous dusty chamber made of concrete.
I moved into the next room. A hoarders lifetime supply of broken antiques sat. Spray painted devil-horned faces grinned from the ceiling.
What caught my attention the most was a camera’s tripod. It stood alone in the far left corner.
I approached it to get a better look. I kicked aside a bunch of cans. As they clattered away, I looked down and saw a pointed tip of something drawn on the ground.
I removed most of the trash by shoving the majority of it aside and saw what was underneath.
The large triangle, which took up most of the flooring in the chamber, was still there after all these years.
In the center of it was a thin line of blood. I crouched down and peered at it.
The fluid was still wet, and a horrid stench met me. I gagged and recoiled, and in my backing away, my shoulder bumped against a dusty and discarded shelf.
Gunfire rang out.
I did not know if it was outside or near me, but I did not wish to find out. I exited the way I came in with a relentless sprint and drove as far away as I could.

A year later, I was finally wrapping up my recording of the podcast. I titled it ‘Three Ways to Die.’
While the name of the series was quite sensational, I felt the story merited a bit of clickbait. I had no followers and was unsure of how it would perform.
I reasoned that giving the story any publicity I could would help me find the lost piece of media. Even if it was on the cutting room floor of that very space I had to leave.
I went to call Grover, to try and collect an email address so I could send him the pre-uploaded production.
A woman answered.
“You’re looking for my father. He lost his life six months ago. Someone killed him. I would appreciate it if you got rid of this number.”
She ended the call less than a second after the last word. She wrote me off as an insurance agent looking to take advantage of a grieving family member.
I paced around my room. Although I did not know him well, I had come to like him, and his gruesome end was not one he deserved. I researched crime news to find out what had happened to him, to no avail.
The newspaper piece I had collected that fateful day sat at the edge of my desk.
I lifted it towards me and flipped it over again. I stared at the words — CC ENVELOPE EXIT.
The sentence was nonsensical. I had applied my own meanings to the gibberish phrase. Like it was a cryptic and silly way of saying ‘outgoing mail.’
I do not know whether it was desperation, a creative inclination or an admixture of both. I decided to run it through an anagram generator I had searched for on the web.
It came up with many phrases, some of them surreal, but the one that popped out to me was EXPECT VIOLENCE.
My stomach turned as I realized how my own personal investigation yielded nothing. I opened the window and was soon exposed to some fresh Sierra air, which was therapeutic but not curative.
I decided to take a long walk. I had been sedentary over the last week due to intensive editing. I figured a jaunt would help me smooth a few psychological knots things out.
I slid my closet door open to try and find a pair of sweat pants.
The sound of thunder reverberated outside. I stared out to find the sky had become overcast.
The closet door creaked even louder than I could remember it having been before.
Orange ties hung on the rack, and a triangle painted a pastel green was visible behind it.

Opening Speech:
Mr Deputy Speaker,
Members of this esteemed House, the Devolution of powers to the proud people of Cornwall has been a great ambition of mine for many years now - devolution of services, of fiscal autonomy, and of a proper democratic voice. I initially drafted this Bill in 2015, taking quite a different form then - albeit with similar aims. So I am pleased today to reintroduce this Bill to this House. I have worked hard to get this right for weeks, and we hope that we can rely on this House’s support to help it become law.
But first, please humour me in allowing me to give you a brief lesson in Cornish history - The area now known as Cornwall was first inhabited in the Palaeolithic and Mesolithic periods. It continued to be occupied by Neolithic and then by Bronze-Age people. The first written account of Cornwall comes from the 1st-century BC Sicilian Greek historian Diodorus Siculus, supposedly quoting or paraphrasing the 4th-century BCE geographer Pytheas, who had sailed to Britain:
The inhabitants of that part of Britain called Belerion (or Land's End) from their intercourse with foreign merchants, are civilised in their manner of life. They prepare the tin, working very carefully the earth in which it is produced ... Here then the merchants buy the tin from the natives and carry it over to Gaul, and after travelling overland for about thirty days, they finally bring their loads on horses to the mouth of the Rhône. From the Roman occupation until the 4th Century CE, to the split from Wessex in 577 AD - we have always had a proud sense of national identity. The name appears in the Anglo-Saxon Chronicle in 891 as On Corn walum. In the Domesday Book it was referred to as Cornualia and in c. 1198 as Cornwal. Other names for the county include a latinisation of the name as Cornubia (first appears in a mid-9th-century deed purporting to be a copy of one dating from c. 705), and as Cornugallia in 1086. The 1508 Charter implicitly recognised Cornwall's ancient elected Stannary Parliament and accepted its right to veto English law that was prejudicial to the interests of the tin-mining Cornish people - who comprised much of the local population at the time - and to their heirs and successors in perpetuity. By including this veto in the 1508 Charter, the English monarchy was, in effect, guaranteeing a substantial degree of control over Cornish affairs to the Stannary Parliament. Indeed, in 1977, the British government acknowledged that recognition of the Stannary Parliament and its right of veto has never been withdrawn. Cornwall County Council commissioned a Mori poll in 2003 which showed 55% of Cornish people in favour of a democratically elected, fully devolved regional assembly for Cornwall. The people want this to happen, and we are elected to represent the people - who are we to deny them their freedom? Malta, with only 400,000 people, is an independent state within the EU. Why not Cornwall?
My point is that Cornwall has never simply just been a ‘part of England’, our Celtic nature has always stood strong and prevails to this day - although I understand that our biggest hurdle now is convincing many of you who rather see us remain under the overlordship of England. However I implore you to reconsider this position, and give us the freedom to decide our own destiny - as we do with Scotland, Wales, and Northern Ireland. Allied with this economic impoverishment has been the centralisation and transfer out of Cornwall of decision-making institutions and government offices – together with the skilled jobs they entail – to various undemocratic and faceless south-west England regional quangos, which are run by unelected, unaccountable London appointees. Westminster's frequent concern for poverty and under-development in the north-east of England is not replicated when it comes to the relative lack of state resources earmarked to tackle deprivation in Cornwall. Successive London governments have shown little respect for distant Cornwall, or its people, identity, history or culture. It is a far away place about which they know little and about which they seem to care even less. How else can the decades and centuries of neglect be explained?
Please, give us a chance to decide our own fates.
